Farming With Farm Land
1- The Sale unit of one plot will be 50 cents
at the Rate of Rs. 60000/- per Cent
2- First year there will be no expense for the buyer. All Maintenance
such as electrification, drip irrigation facilities, water source, planting
and fertilizing will initially be done by company at free of cost. Along
with free Haydays lifelong club membership from the second year
onwards the land owners need to pay Rs.60000 - Rs.70000 per 50
cent as maintenance charge per year.
3- For the initial 3 years, Cover-crops should be cultivated without
harming the growth of Main crops. (e.g.: Short term Vegetables, paya
etc.) When the main-crops reach full growth and cast shade on the
ground, avoid planting the cover-crops.
4- Trees like Teak and Sandalwood can be planted along the sides of
the field as a long-term investment without harming the main crops.
5- The list of cover plants cannot be issued initially. It can only be
suggested after expert examination about the rate of growth of the
main crops. There may or may not be a requirement for cover crops
accordingly.
6- The projected profit is 2-4Lakhs per annum from an approx. 50
cents of land from the period of harvesting.
7- Each area is planted with the Crops which are suitable for the
quality of ground considering the. Considering that when different
varieties of crops are cultivated in the same 50 cents of land, it may
lead to less output. The types of crops which are selected to be
planted in 50Cents in Kozhinjampara after expert soil examination,
approval of farming experts and Krishi bhavan are:

1. EARTH WORK EXCAVATION
Footing Trenches Size is 120X120 cm, for all types of soil including cutting, Shoring,
Strutting, Dewatering.
2. FOOTING
Provide Footing size of 120X120cm, using M20 concrete and 10mm dia reinforcement bar.
3. PEDESTAL COLUMN
Provide pedestal column of 30X23cm size upto 1.2m height using M2O concrete and provide 4nos of 16mm dia reinforcement bar.
4. PILLAR AND BEAM FOR THE STRUCTURE
ISMB - I channel 200X100 size for pillar and ISMB -C channel 150X100 for beams.
5. WALL
Wall for the farm house should be made with terracotta burned brick.
6. PCC BELOW FLOORING:
Plain Cement Concrete 1:4:8 10 cm thickness.
7. SLABS
Slabs should be provided by decking sheet (thickness 0.8 mm) with 50 mm M20 concrete.
8. STEEL STAIRS:
Stairs are providing with steel channels of size 4x2 inch. Handrails should be provided with 80mm spacing in GP pipe 100X50 size in top rail and inside 16mm.
9. WINDOWS AND DOORS

10. ELECTRICAL WORKS:

We are providing red-oxide or terracotta tile for the floor as per the customer requirement.
13. BATHROOM WALL TILES
Good Quality Bathroom Wall Tiles of High lighter Model upto a maximum height of 7 Feet shall be Used (Choice of Design, Colour & Brand as per the Client.
14. ROOF
Roof should be in GP 100X50 with 1000 mm spacing purlins and 35X35 mm purlins with 300mm spacing.
Providing good quality roof tiles of Rs. 25 laying charges included or else we can use metal sheet.
15. PAINTING WORK:
Provide a coating of primer over steel structure.
16. SEPTIC TANK & WATER DRAINAGE SOCK PITS:
Septic Tank & Water Drainage Sock Pits shall be made as per the standard Size & Capacity.
Note: The works not mentioned in this specification will be treated as extra and charged additional. The additional measurements other than mentioned above will be chargeable.
